17 18 19 This matter is before the Court following a three-day bench trial that began on 20 November 4, 2024. Scott Gizer and Padideh Zargari appeared for Plaintiff Sun West 21 Mortgage Company, Inc. Michael Blumenfeld, Meredith Storm, and Ryan Cosgrove 22 appeared for Defendant First National Bank of Pennsylvania. At the trial’s conclusion, the 23 Court ordered the parties to submit revised written proposed findings of fact and 24 conclusions of law. The parties submitted their respective proposed findings.
