16 This is an unlawful detainer action brought under California state law by Plaintiff SBE, LP (“Plaintiff”) against Defendant Ardith Lanthier (“Defendant”). On May 22, 2023, Defendant, proceeding pro se, removed this case from the Superior Court of California, County of Fresno. (ECF No. 1.) Defendant asserts that the basis for removal is the presence of a federal question. (Id. at 2.) Specifically, Defendant states that the demurrer to Plaintiff’s complaint alleges Plaintiff’s failure to follow the strict notice requirements of California Code of Civil Procedure Section 1161.
